Our Lettings Procedure

Make sure you read our lettings procedure below.

HOLDING DEPOSIT

To reserve a property we require a deposit equivalent to one weeks rent. Please note this will be withheld if any relevant person (including a guarantor) withdraw from the tenancy, fail a right to rent check, provide materially significant misleading and false information, fail to sign their tenancy agreement (And or Deed of Guarantee) within 15 calendar days (Or other deadline for agreement as mutually agreed in writing)

DEPOSIT

A deposit equivalent to 1 month’s rent plus £100 is payable prior to commencement of the tenancy.

INSURANCE

Insurance for accidental damage to cover the landlord’s fixtures and fittings is compulsory.

RENT

Prior to commencement of the tenancy, the first month’s rent will need to be paid in advance in cleared funds.

PROOF OF RESIDENCY 

Photographic identification and proof of address will need to be provided with your application form. A utility bill, mobile phone bill, driving licence, or passport can be used. We cannot accept bank statements as proof of residency.

LANDLORD FEES

Full management is charged at 12% inc VAT of the monthly rent plus an initial set up fee of 60% of the first months rent inc VAT. This includes our free rent guarantee scheme.


Tenant find only is charged at an initial set up fee of 60% of the first months rent inc VAT
